Why pipes give way in older homes
Much of the local housing grew out of the planned neighborhoods of the 1970s. Homes from that stretch can carry original copper that thins and pinholes, or gray polybutylene supply pipe, which is known for failing at its fittings without warning. Water heater fittings, washer valves and the supply under a vanity are the other usual failure points.
Opening walls only where the readings say
Thermal imaging shows the cool, wet path of the water inside the wall. Pinless and pin meters confirm it. Drywall comes out only where it wicked high or where insulation behind it is soaked; otherwise the cavity is dried in place by drilling small holes and forcing dry air through it, which keeps the rebuild smaller.
After the plumber fixes the pipe
The pipe repair belongs to a plumber; the water already in the building belongs to the drying team. Air movers and LGR dehumidifiers run until framing and subfloor read within 2 to 4 points of a dry reference.
