Where freezes find the weak spots
The pipes at risk are the ones outside the heated envelope: supply pipes running through a vented crawl space, lines to an upstairs bath that pass through the attic, hose bibs on north-facing walls and pipes in garages. A house that sat empty over a cold weekend is the most common starting point.
A leak that hides under the floor
When a pipe splits in a crawl space, the water lands on the vapor barrier and soil, soaks the insulation between the joists and wicks into the subfloor. Nothing shows inside until the floor feels soft or a musty smell starts. The crew checks the crawl space with lights and meters, not just the rooms above.
Drying after a freeze
Wet crawl space insulation is pulled because it holds water against the joists. Air movers and a dehumidifier sized to the space dry the framing from below, while the rooms above get their own drying plan.
