Common sources above a ceiling
A failed wax ring under an upstairs toilet, a cracked shower pan, grout that let water through for months, a supply pipe to a vanity or a washer drain hose. A clean supply leak is Category 1; a toilet or drain leak is Category 2 or worse. The source decides what can stay.
Opening the ceiling the right way
Thermal imaging maps the wet area from below before anything is cut. Drywall that sags, crumbles or stayed wet for days is removed; firm drywall wet only at a small spot can often be dried with air pushed into the joist bay. Insulation above, if any, is checked and pulled if soaked.
Drying the joists
Air movers aim into the open bay and a dehumidifier runs in the room until the joists and subfloor above read within 2 to 4 points of dry. A plumber fixes the leak itself. EPA WaterSense covers checking a home for leaks, and the CPSC lists recalled plumbing parts.
