Where the water goes
In a garage or on a slab, water spreads across the floor and wicks into the base of the walls. In a closet on a finished floor, it can slip under flooring and into cabinet kicks. A tank in an attic is the worst case, because the water drops through the ceiling into the rooms below.
What gets opened and dried
Baseboards are pulled so air can reach the bottoms of the walls, and drywall is cut only as high as the readings show. Hardwood and laminate are checked board by board, while concrete simply needs time and dehumidifiers. The old tank itself is left for the plumber.
Replacement and paperwork
A plumber replaces the heater, and the restoration team records the damage for the claim. A sudden failure is commonly covered after the deductible, while a slow drip over months often is not. See water extraction for the floor water, structural drying for the walls, and the Roswell water damage hub for more.
