Leaks from the floor above
Alpharetta City Center combines 168 apartments with office and retail space, and the same is true in many mixed use buildings: a leak in one unit can reach the ceiling of the one below. In a house, the source is usually a roof opening, an upstairs bath or a supply pipe in the joists.
Releasing the water safely
A bulging ceiling is released at its lowest point so the water drains into a container, rather than letting the whole section fall. The crew then cuts out the wet drywall, removes soaked insulation and uses a thermal camera and moisture meter to find where else the water traveled.
Drying the cavity and the room
Air movers and dehumidifiers dry the joist bay and the rooms around it, and flooring under the stain is checked for water that dripped down. Fixing the source comes first, whether that is a roof leak, a pipe or an AC drain overflow, and drywall is replaced only after readings are normal.
