Finding what is above
The crew checks the attic and any room overhead, then reads the ceiling with a moisture meter and thermal imaging. A ring that grows after rain points to a roof leak. A stain that grows in dry weather points to plumbing or an air conditioner drain, and a plumber or roofer then fixes whatever is found.
Opening the ceiling safely
Wet drywall holds a surprising amount of weight. The crew relieves trapped water in a controlled way, cuts out the soaked section and pulls wet insulation. A small opening is often enough, and it leaves the joists exposed so air can dry them. Small stains caught early often dry in place without any demolition.
Dry before repainting
Paint over a damp ceiling blisters and hides a growing problem. Replacement drywall goes in only after the joists and the room below read dry, and the drying logs go into the claim file with the photos.
